How do I apply for a rental?

You must fill out an application form and pay an application fee that covers the cost of credit, civil, and criminal checks. The information you will need to complete the application includes your drivers license or ID card (photocopy required), social security number, current and former addresses, prior landlord or property managers phone number, employer and employment information/phone numbers, and information regarding all co-tenants.

Where can I find an application form?

You can find an application at: TLC Rental Application Electronic (PDF)

If you cannot use this electronic version above , then please contact the manager for the property that you are applying to for an application form.  You can fax or bring by the completed application to the Manager of the Home you would like to Rent. Please have a photocopy of a picture ID card for each Adult resident of the household. The application fee applies to each Adult applicant.

Why is there a fee for an application?

This covers the cost of a credit, civil, and criminal check.  We do not make any money on the application fee.

I have some problems on my credit history, will I be turned down?

While we screen all applicants to qualify them for each vacancy, we are considered one of the more flexible companies on accepting tenants with minor past credit history problems or other issues. In some cases your  security deposit may be adjusted depending on your credit or rental history or for other factors such as smoking, pets, etc.

We Do Not, however, accept tenants with serious criminal violations, particularly any felony convictions.  We are vigilant watch dogs over our apartment communities. We try our utmost to make them safe and healthful places for all residents to live.  We work closely with local law enforcement personnel to protect our community from criminal activity.

Additionally: We do not accept tenants with recent evictions,  income levels lower than guidelines or previous history of late rent payments/money owed landlords.

Check the Currently Available page.  Also ask the manager of the property that you are interested in renting if there are any specials that are not posted on this web site.

I need repairs made in my home, who do I call?

Contact the TLC manager of your home with specific details on the problem.  Specifically, what does not work, where it is located in your home, and what part does not appear to work (if known). Describe the nature of the dysfunction. It is also very helpful if you could grant us permission to enter your apartment or home to inspect and/or make needed repairs. We always knock first before entering.

If you have an emergency repair (such as a flooding water line or water heater) call 253-945-9595 (our business phone) for repairs if your resident manager is not immediately available. If it is a life threatening emergency (such as a fire) always call 9-1-1
